TERMS AND CONDITIONS FOR HOLIDAY RENTALS

Welcome! Blue Ocean House wishes you a wonderful holiday and recommends careful reading of the following conditions. If you have any questions, please contact us; we'll be happy to assist you!

1 - CHECK-IN AND CHECK-OUT

In most of our holiday homes, we offer personalized check-in where we will greet you and hand over the keys in person. To arrange this, it's necessary to schedule the check-in time in advance (+351 926171602).

Check-in time: Between 16:00 and 19:00 (by appointment in advance)

Check-out time: by 10:00

Note: For late check-in (between 22:00 and 07:00), an extra fee of 50 € will be charged, payable upon check-in.

2 - GENERAL ACCOMMODATION RULES

Smoking is not allowed inside the holiday homes. Smoking is only permitted in outdoor spaces such as balconies and gardens. Parties/events are not allowed. Please respect the maximum occupancy of the property (as listed in the advertisement). Quiet hours are observed between 22:00 and 08:00. The use of electricity for charging electric cars or similar purposes is not allowed. Pets are not allowed on the premises unless prior agreement has been made with Blue Ocean House. Additional rules may apply to different properties. Our welcome books and information are available with the rules in the holiday home you have chosen. Attention! In case of suspected rule violation, Blue Ocean House reserves the right to access the holiday home without prior notice. Failure to comply with the rules will result in the immediate cancellation of the Local Accommodation service, with no refund of the accommodation fee and respective deposit, and guests will be required to end their stay immediately.

3 - RESERVATION CONDITIONS

The person responsible for the reservation must be at least 25 years old and must stay in the reserved holiday home throughout the entire stay. Identification documents of all occupants may be requested upon arrival. Reservation: To reserve, a payment of 30% of the total amount must be made by bank transfer. If you agree with the general conditions, please inform us, and we will provide you with the IBAN for the transfer. Payment: The remaining 70% must be paid up to 5 days before arrival by bank transfer or on the day of check-in in cash. If you require a taxpayer identification number on the invoice, please inform us when requesting the reservation. We reserve the right not to correct your invoice later if we do not have information about the taxpayer identification number at the time of issuance. Cancellation: You can cancel free of charge up to 30 days before arrival. If you cancel after 30 days before the arrival date, the cancellation fee will be the value of the reservation. If you wish to cancel, please send us a cancellation email (info@blueoceanhouse.pt). Deposit: For some accommodations, a security deposit may be requested per stay, not included in the price. Please check the specific conditions available in the advertisement for each holiday home. The deposit will be paid in cash during check-in, and the refund will be made during check-out after the apartment inspection. Blue Ocean House reserves the right to retain the deposit for up to 7 days after check-out if any of the rules are not followed. In this case, the deposit will be refunded via bank transfer. We reserve the right to request higher deposit amounts upon arrival.

4 - CONDITIONS FOR CHILDREN

All children are welcome in our holiday homes! We have cribs and baby chairs available in our holiday homes for 50€ /week (baby kit). To reserve the crib and chair, please indicate this at the time of booking. Note: the baby kit should be requested in advance.

5 - MINIMUM STAY PERIODS

From September 1st to June 30th: 5 nights From July 1st to August 31st: 7 nights

6 - WINTER RENTAL PERIOD

From October 1st to May 31st: Minimum stay of 30 days

7 - PRICES

Prices displayed in advertisements are subject to change without prior notice; however, once a reservation is confirmed and the reservation fee is paid, the agreed prices at the time of booking will always be valid and maintained. If you wish to reduce the number of nights of your stay after making the reservation, no refund of the reservation fee and/or deposit will be made. All prices include VAT at the current legal rate. Prices include cleaning before and after your stay and towel and linen change every 7 days for stays of 10 nights or more (except for monthly winter rentals).

8 - CLEANING

Our holiday homes are cleaned and disinfected by a team of professionals to ensure your well-being during your vacation. After check-in, the holiday home you have chosen will be your responsibility, so you are responsible for providing all additional detergents and consumables. At check-out, the property should be left tidy and minimally clean. Some important points to consider when returning the property:

• The barbecue/grill and oven should be returned clean and free of ash. If dirty, a fee of 20 € may be charged from the deposit.
• The kitchen should be returned clean, with dishes washed or washing in the dishwasher. If dirty, a fee of 20 € may be charged from the deposit.
• No trash should be left in the property - fee of 20 € from the deposit.
• Moved or damaged furniture or decorations – 100 € or more depending on the value of the damaged item
• Stained, lost, or torn towels or linens:    
  • Per bath towel – 15 €   
  • Per face towel – 8,50 €   
  • Per bath mat – 10 €   
  • Per set of single sheets - 30 €   
  • Per set of double sheets – €50
• For stays of 10 nights or more, a superficial cleaning with towel and linen change will be provided (except for monthly winter rentals).

If you want a hassle-free vacation, we offer cleaning services during your stay for 18 €/hour. If you wish to hire our services, please inform us in advance so we can schedule with our cleaning professionals.

9 - SEF

The accommodation of foreign citizens must be reported to SEF (Immigration and Borders Service), in accordance with article 45.º, paragraph 1, subparagraph a) of the Schengen Agreement Implementation Convention (CAAS), so we collect identification information from all guests at check-in.

10 - OTHERS

Please ensure that you lock the windows and doors when you are away and that you don't forget anything when you leave. Blue Ocean House is not responsible for any stolen or missing items from inside or outside the holiday homes, nor for items left behind after check-out. Most of our properties are located in private condominiums with a pool. Sometimes unforeseen situations arise that are the responsibility of the condominiums and require access to the property for resolution. Blue Ocean House regrets any inconvenience during your vacation; however, we are not responsible for any situation external to the management of the Local Accommodation property. Example: Pool, TV signal, elevators, construction, plumbing, etc. If any equipment requires maintenance, please inform us so that we can proceed with the repair and/or replacement of the equipment in a timely manner.

The website www.blueoceanhouse.pt consists of a set of pages. The site is presented on the condition that the user agrees not to modify the terms and conditions contained in this document. By using this site, the user accepts these terms of use.

2 - MODIFICATION OF TERMS OF USE

Blue Ocean House reserves the right to modify the terms under which the site is presented at any time. It is advisable for the user to regularly visit the regulations of this page to stay updated on the Terms of Use of the site.

3 - REDIRECTION TO OTHER SITES

The site may contain links to external websites. The linked sites are not under the control of Blue Ocean House, and we are not responsible for the content of any linked site, including any changes or updates to a linked site. The site provides these links solely for convenience, and inclusion does not imply endorsement by Blue Ocean House of the site visited or any association with its operators.

4 - ILLEGAL OR PROHIBITED USE

By using the site, the user guarantees not to use it for illegal or prohibited purposes. You may not use the site in a way that damages, overloads, or disables it, or interferes with the use by any other party. You may not obtain or attempt to obtain any information or content not intentionally made available or published on the site.

The information, software, products, and services included on or available through the site may include inaccuracies or typographical errors, and changes are made periodically. The site and/or suppliers may make improvements or changes to the site at any time. Blue Ocean House and/or suppliers are not responsible for the reliability, availability, and accuracy of the information, programs, products, services, images, and graphics contained on the site or for the misuse of the information, programs, products, services, images, and graphics, which are provided "as is" without any warranty or condition of any kind. Blue Ocean House and/or suppliers hereby disclaim all warranties and conditions regarding this information, programs, products, services, images, and graphics, including all warranties and conditions implied by merchantability and use for a particular purpose.

6 - CANCELLATION/ACCESS RESTRICTION

Blue Ocean House reserves the right to terminate the user's access to the site and related services or any part thereof at any time, without notice or explanation. The "Illegal Use" of the site under this agreement is governed by Portuguese law in all disputes arising from the use of the site. The use of the site is prohibited in any jurisdiction where this agreement is not enforceable against all parties to this agreement and conditions, including this paragraph. The user agrees that no association, partnership, employment, or relationship exists between the user and the site, and as a result of this agreement or the use of the site. Blue Ocean House's performance under this agreement is subject to existing laws and legal process, and nothing contained in this agreement waives the site's right to comply with requests or requirements of the government or law for the use of the site. If any part of this agreement is determined to be invalid, unenforceable, or in conflict with the law, then the invalid part will be replaced by a valid, enforceable part that closely matches the original intention, and the remaining agreement will remain. This agreement constitutes the entire agreement between the user and Blue Ocean House regarding the site and replaces all prior communications and proposals, electronic, oral, or written, between the user and Blue Ocean House regarding this site. A printed version of this agreement and all information contained in electronic form may be requested in judicial and administrative proceedings related to this agreement.

7 - COPYRIGHT AND TRADEMARK NOTICES

All content on the site, including texts, images, graphics, sounds, videos, animations, downloads, as well as their presentation, site structure, and arrangement of elements, are subject to our trademark copyrights, unless otherwise indicated. No license or ownership rights are granted over the information on the site, so you may not reproduce the content of the site. No content on the site may be copied, distributed, modified, or placed on another site without the prior written consent of the brand.

All Blue Ocean House services and trademarks are registered.

9 - APPLICABLE LAW

This page and the Terms of Use contained herein have been created in accordance with Portuguese law. In case of divergence or conflict in the interpretation of the information, it will be submitted to the competent Portuguese court for analysis.
